On October 29, 2026, I collected the apartment listings shown on Mubawab Tunisia's search pages, for sale and for rent, in the main cities. After removing listings without a price, obvious errors (flats under 20 m², rents under 400 DT a month, impossible prices per m²) and holiday lets priced by the night or the week, 2,930 were left: 1,625 for sale and 1,305 for rent. Every figure below is a median: half the listings are above it, half below. Prices are in Tunisian dinars (DT).
These are asking prices. What a flat actually sells or rents for is usually lower, and the gap is not in this data.
What these numbers describe. Mubawab is a property portal where many listings come from agencies and developers, and its listings lean towards newer and higher-end flats. In Tunis, 81% of the flats for sale are in five neighbourhoods (El Aouina, Les Berges du Lac 1 and 2, El Menzah 9 and Sidi Hassine); in Sousse, five neighbourhoods hold 91%. So read each figure as "what is listed on Mubawab", not "what flats in the city cost". General classifieds, where more owners sell directly and every district is present, would very likely show lower prices. Sfax, Monastir, Bizerte and Ben Arous had too few listings for a figure.
Price per m²: the coast beats the capital
La Marsa leads at 4,441 DT per m², then Nabeul (4,094) and Hammamet (3,655). Tunis itself is fourth at 3,395, ahead of Sousse (3,077) and Ariana (2,828). At about 3.1 dirhams to the dinar, a square metre listed in Tunis is around 10,500 DH, a little over half the Casablanca figure on the same portal (18,760 DH).
Flat size changes the number
Small flats cost more per m². In La Marsa, a one-bedroom flat is listed at a median of 5,143 DT per m², a three-bedroom one at 3,919 DT. If you are looking at a family flat, use the three-bedroom column.
Median asking price per m² for sale, in DT, by number of bedrooms (listings in brackets; a group needs at least 15 listings):
| City | 1 bedroom | 2 bedrooms | 3 bedrooms |
|---|---|---|---|
| La Marsa | 5,143 (55) | 4,398 (94) | 3,919 (94) |
| Nabeul | 4,420 (71) | 4,034 (86) | 3,673 (31) |
| Hammamet | 3,794 (66) | 3,738 (141) | 3,390 (54) |
| Tunis | 3,920 (68) | 3,237 (86) | 3,212 (111) |
| Sousse | 3,623 (23) | 3,173 (98) | 2,900 (56) |
| Ariana | 3,231 (47) | 2,990 (78) | 2,750 (124) |
Rent: 2,500 DT a month in Tunis and La Marsa
The median asking rent is 2,500 DT a month in Tunis and La Marsa, 1,500 in Hammamet, 1,395 in Ariana and 1,300 in Nabeul and Sousse. Between 15% and 44% of rental listings say "meublé" in the title, depending on the city, which pushes the medians up.
For a flat with two bedrooms, the median is 2,500 DT in La Marsa, 2,000 in Tunis and 1,500 in Hammamet. In Tunis, one bedroom is listed at 1,300 DT and three bedrooms at 3,500.
Rent or buy: renting is cheap next to buying
Dividing the price per m² by a year of rent per m² gives the number of years of rent that equal the asking price. It ranges from 14.8 years in Tunis to 26.7 in Nabeul, where flats are priced like holiday homes but rent like ordinary ones. For comparison, the same measure is 12.3 years in Casablanca and 14.5 in Agadir. For someone buying to rent out, Tunis offers the best gross return in this sample, about 6.8% a year before charges, vacancy and tax; Nabeul about 3.7%.
Neighbourhoods: from 6,140 to 2,900 DT per m²
At least 15 listings for sale
Counting only neighbourhoods with at least 15 listings for sale, the most expensive is Gammarth Supérieur in La Marsa (6,140 DT per m²), then Sidi El Mahrsi in Nabeul (5,527) and Les Berges du Lac 2 in Tunis (5,452). At the other end are the Medina in Sousse (2,900) and Riadh al Andalous in Ariana (2,922). Labels such as "Tunis Ville", "Ariana Centre" or the city's own name, which Mubawab shows when no neighbourhood is given, are not counted as neighbourhoods.
Every neighbourhood, city by city
Neighbourhoods with at least 8 listings for sale, from the most to the least expensive per m² (DT). Small groups move a lot from one week to the next, so treat a neighbourhood with 8 to 15 listings as a rough indication.

What goes with a higher price
Flats with a pool are listed at a median of 4,197 DT per m², against 3,275 without one, 28% more. Elevators (3,667 against 3,125) and parking (3,681 against 3,125) show a smaller gap. These are associations, not causes: pools and elevators come with newer, higher-end buildings. Paid "premium" listings, 15.7% of all ads, ask 8% more per m² for sale and 63% more in rent than regular ones.
Limits
- Asking prices in listings, not transaction prices.
- One website, and not a neutral one: many listings come from agencies and developers, with newer and higher-end flats over-represented. Owners who sell through general classifieds, Facebook groups or word of mouth are missing, and so are most working-class districts.
- City medians mix every flat size and neighbourhood. Use the tables by size and by neighbourhood above for a specific flat.
- Up to 12 search pages per city and type, in Mubawab's default order (recent and featured listings first), so the largest cities are sampled rather than complete.
- Sfax, Monastir, Bizerte and Ben Arous had too few listings for a figure. The dirham comparison uses an approximate rate of 3.1 DH per DT.
